This Loan Agreement is made and entered into as of October 1, 2024, by and between:

Loan Amount and Disbursement

The Lender agrees to provide a loan to the Borrower in the principal amount of €150,000 (the “Loan”). The Loan shall be disbursed to the Borrower upon execution of this Agreement.

Loan Term

The Loan shall be repaid over a period of fifteen (15) years, commencing on October 1, 2024, and ending on October 1, 2039.

Interest Rate

The Loan shall bear interest at a fixed rate of 3.5% per annum for the entire term. Interest shall be calculated on the outstanding balance and will be payable monthly in arrears.

Repayment Terms

• The Borrower agrees to repay the Loan in equal monthly installments of €1,071.43, inclusive of both principal and interest.
• Payments are due on the first day of each month, starting November 1, 2024, and continuing until the Loan is paid in full.

Late Payments and Default

• If any scheduled payment is not made within ten (10) days of its due date, the Lender may charge a late fee of €50.
• If the Borrower is in default for more than sixty (60) days, the Lender may declare the entire outstanding balance, together with all accrued interest and any applicable penalties, immediately due and payable.

Security

The Loan is secured by a lien on the Borrower's real estate property located at 52 Meadowbrook Road, Brighton, 67891 (the “Property”). In the event of default, the Lender may, as permitted by law, take possession of and sell the Property.

Insurance Requirement

The Borrower shall maintain insurance coverage on the Property at all times, with a minimum coverage equal to the full replacement value. The insurance policy must be issued by an insurer acceptable to the Lender, and the Lender shall be named as a loss payee.

Prepayment

The Borrower may prepay the Loan, in whole or in part, at any time without penalty. Any prepayment shall first be applied to accrued interest, with the remaining amount applied to principal.
